Behind on payments and facing a sale date?
If a Notice of Default or a Notice of Trustee Sale has shown up, you still have choices, and the earlier we talk the more of them you usually have. I buy houses directly, so if selling makes sense for you, I can move on your timeline and you walk away with whatever equity is left instead of leaving it at the auction.
- No commissions, and I pay the closing costs
- Sold as is, no repairs
- Close in as little as 10 days, or on your date
How I can help
What selling to me looks like
A straight answer about selling
I'll look at what you owe, what the house is worth as is, and tell you plainly whether a sale to me makes sense or not.
Time to decide
There's no pressure to sign anything on the spot. Take the written offer, read it, ask anything, and talk it over with someone you trust before you decide.
No repairs, no showings
Behind on payments usually means behind on everything, so I buy the house as it is and you take only what you want.
Good to know. I'm a buyer, not a foreclosure consultant, attorney or loan modification company, and I can't stop a sale or promise any outcome. If you want to keep your home, a HUD-approved housing counselor or an attorney is the right first call, and I'll tell you that on the phone too.
Your options, side by side
What's the best way to sell in your situation?
Four quick questions show every realistic path, how long each one usually takes against your deadline, and what to have ready, even if the best fit isn't selling to me.
Questions people ask
Can you stop my auction?
No, and anyone who promises that is someone to be careful with. What I can do is buy the house before the sale date if that's what you choose, so the sale has nothing left to sell.
How did you find out about my sale date?
Notices of Default and Notices of Trustee Sale are recorded with the county and are public, which is how buyers like me learn about them.
Will I have to pay you anything?
No. You pay no commission, and I pay the closing costs. Your mortgage payoff is handled by escrow at closing.
What if the sale date is very close?
Call me right away. Escrow needs time to order the payoff and close, so the sooner we talk, the more realistic a sale before the auction is.
