Questions and straight answers
If you don't see your question here, call or text me and ask.
Are you a real estate agent?
No. I'm a direct buyer. I don't list houses or represent you, I'm the one making the offer, and you're always free to talk with an agent or attorney before you decide.
Is there any cost or obligation?
No. Asking for an offer is free and you can say no. If you do sell to me, you pay no commission, and I pay the closing costs.
How do you decide on my offer?
I look at what similar homes nearby have sold for, what the house needs, and my costs to fix and resell it. I'll walk you through the numbers so you understand where the offer comes from.
Who handles the closing?
A licensed, independent title and escrow company. They hold the money, pay off any mortgage or liens, and send you your proceeds.
Will my offer be lower than listing?
Usually, yes. A cash sale trades some price for speed, certainty and no repairs, commissions or showings. If listing makes more sense for your house, I'll tell you.
Do you sell or share my information?
No. Your information is used only to talk with you about your property, and mobile numbers and texting consent are never shared with anyone for their marketing.
Do I have to decide right away?
No. Take your time with the written offer, ask anything, and talk it over with family, an agent or an attorney before you sign.
Do you buy houses outside Fresno and Sacramento?
Yes, I buy across California. Send me the address and I'll tell you if it's an area I can help with.
How fast can you close?
In as little as 10 days once title is clear, or on any later date you pick, and I work around your schedule.
Do I need to be there for the walkthrough?
Someone needs to let me in, but it can be you, a family member, or a property manager.
